From Lot to Move-In: The Timeline of Building a New Home
Understand each phase of new home construction so you know what to expect from day one.
Building a new home is an exciting journey—but it helps to know what lies ahead. From site selection and permitting to framing, finishes, and final walkthrough, this blog post walks you through the typical timeline and what happens at each stage.
Starting a new home build can feel overwhelming, but understanding the timeline can ease the uncertainty. Here’s a look at each major milestone:
- Lot Selection and Preparation
Finding the right location is the first step. Once you’ve secured a lot, site evaluations and prep work begin, including clearing, grading, and connecting utilities. - Design and Permitting
Work with an architect or design-build contractor to finalize your plans. During this time, you’ll also apply for necessary permits, which can take several weeks depending on your municipality. - Foundation and Framing
Once permits are approved, the foundation is poured. This is followed by framing—the skeleton of your home—including walls, roof trusses, and subfloors. - Systems Installation
With the structure in place, your builder will install plumbing, HVAC, and electrical systems. Inspections are completed before moving on. - Interior and Exterior Finishes
This phase includes siding, roofing, drywall, painting, flooring, cabinetry, and fixtures. - Final Inspections and Walkthrough
The build concludes with final inspections and a homeowner walkthrough to ensure everything meets your expectations.
Each project timeline will vary based on the home’s complexity, weather, and permitting delays, but a typical new build can take 6–12 months from start to finish with a professional custom home builder in Massachusetts.
